Miramont gets town incentives

The Miramont Family Medical Clinic, which broke ground on a new facility in March, will have impact and building fees reduced by $6,000, Wellington (Colorado) Town Board members decided.

The amount is more than double the recommendation of town administrator Larry Lorentzen, who was trying to preserve funds for other businesses who might make similar requests this year.

Following a long discussion at its April 13 meeting, the board unanimously agreed to waive $2,500 in water fees, $2,500 in sewer fees and $1,000 in stormwater fees. The board added the condition, however, that if Miramont closes its Wellington practice within five years, it will have to pay back the waived fees. The town will also reduce inspection fees by 10 percent.

Several months ago, when adopting the town’s 2010 budget, board members set aside $8,000 in the general fund to reimburse the water, sewer and stormwater funds when incentives are granted to new businesses. Because state law limits how utility-type funds can be spent, loss of revenue to those funds has to be compensated from general tax revenue.

The board’s decision leaves $2,000 in the incentive fund. Lorentzen said later that the board will have to look closely for other options to fund similar requests from other businesses looking to locate in Wellington.

“Our problem is we’ve waived too many fees already,” Lorentzen told the board, referring to fees waived in previous years.

The town also has $4,000 in a fund for economic development, but that money is generally used to advertise Wellington’s advantages to the business world.

Miramont is building its 5,105-square-foot clinic at 7950 Sixth St., a lot between PointsWest Community Bank and Taco Johns.

The medical clinic has rented space at 8017 First St. since early 2009, after taking over the patient records of Wellington Medical Center, which closed its facility on Jan. 30, 2009. The new Miramont facility will have X-ray and mammogram services and a drive-up dispensary.

Miramont’s main clinic is located in south Fort Collins. It also owns the clinic in Red Feather Lakes.
